S1 and S11 will create a front door to the IQL district, helping to stitch it into, and connect it with, the surrounding area and communities, ensuring these buildings play a key role in creating a welcoming neighbourhood where people, places and businesses connect in new ways.
S1 and S11 will create a residential neighbourhood in the existing strong business community that is emerging at IQL and bring with it a sense of community. Our plans will provide 350 much needed high-quality homes at IQL. There will be a strong emphasis on family homes, with half of all homes for four people or more, set within a quiet and relaxed residential neighbourhood that focuses on nature and play. 35% of homes will be affordable with the remainder for private sale.
As the front door to IQL, prominently placed next to transport Stratford International, S1 and S11 will be a landmark within the QEOP (Queen Elizabeth Olympic Park), with bold and distinct architecture. The design will be inspired by the industrial heritage of the area, which was once home to the Bow Porcelain Factory. The buildings will be c. 35 storeys and c. 14 storeys in height as part of our proposals.
