As in previous comments - wild life friendly plants, interesting shops (less chains). How can you encourage walking and cycling rather that cars and parking. How can you keep the spaces open and clean - not too much clutter.

At the pedestrian level this area will be defined by the rail line dividing IQ from the cultural quarter. Building over the rail line will reduce a sense of isolation for the cultural quarter and improve connectivity. This may also be a good site for a new rail station.
